Applications for the 1,071 homes completed in the project's first phase will be submitted free of charge via e-Devlet from September 14 to 25. Lottery drawings and housing handovers are scheduled to begin in October.
A total of 360 homes will be located in Başakşehir, Gaziosmanpaşa, Beyoğlu and Güngören. Maltepe, Tuzla and Kartal will have 330 homes; Ataşehir, Sancaktepe, Ümraniye and Üsküdar will have 291; and Arnavutköy will have 90.
Rents will be set according to housing type
Rents will start at 10,000 lira for one-bedroom homes, 12,000 lira for two-bedroom homes, 15,000 lira for three-bedroom homes and 18,000 lira for four-bedroom homes.
Young married couples will be allocated one- or two-bedroom homes, while families with two or more children will be allocated two-, three- or four-bedroom homes. The homes will be rented to eligible applicants for three years.
Application requirements
Applicants must be citizens of the Republic of Türkiye, at least 18 years old, married and have resided continuously in Istanbul for the past year. The marriage requirement will not apply to applicants who turn 65 by the end of the application period.
Neither the applicant nor their spouse may own an independently registered residential property within Türkiye. Applicants must also not have acquired, transferred or sold a property classified as an independent residence within the past five years; signed a housing contract with TOKİ previously; or hold active primary or reserve beneficiary status in a social housing or İlk Evim Arsa project.
The household's average monthly net income over the past 12 months must also not exceed 100,000 lira.
Rents will not increase during the first 12 months
Rents will not be increased during the first 12 months. The first increase will be applied in January after the 12-month period, based on the change in the Consumer Price Index over 12-month averages.
Subsequent rent increases will also be applied every January using the same method.
