Applications to rent 1,071 social housing units in Istanbul in the first phase will be accepted from Sept. 14 to 25. Applications will be submitted through the Housing / Workplace Application service of the Housing Development Administration of Türkiye on e-Government, and no application fee will be charged.
As part of the Housing Project of the Century, carried out by the Ministry of Environment, Urbanization and Climate Change, plans call for 100,000 homes and 15,000 social housing units to be rented in Istanbul. The system will be implemented for the first time in Türkiye.
1,071 homes to be rented in four areas in the first phase
The homes to be rented in the first phase will be located in four areas of Istanbul. A total of 360 homes will be available in Başakşehir, Gaziosmanpaşa, Beyoğlu and Güngören.
Another 330 homes will be rented in Maltepe, Tuzla and Kartal, while 291 will be rented in Ataşehir, Sancaktepe, Ümraniye and Üsküdar. In Arnavutköy, 90 homes will be allocated. The total number of homes to be rented in the first phase will therefore be 1,071.
Citizens living within Istanbul's provincial borders may apply for any district included in the project, regardless of the district in which they reside. Citizens living outside Istanbul will not be eligible to apply.
The 1,071 homes included in the first phase are planned to be handed over in October. Monthly rents will start at 10,000 liras, and the homes will be rented below prevailing market rates in the area.
Housing types and application requirements
The project will include 1+1, 2+1, 3+1 and 4+1 housing types. Newly married young couples will be allocated 1+1 or 2+1 homes, while families with two or more children will be allocated 2+1, 3+1 or 4+1 homes.
Applicants must be citizens of the Republic of Türkiye, at least 18 years old as of the application date and married. They must also have lived continuously within Istanbul's provincial borders for at least one year.
Applicants must not own an independent residence registered in the land registry within the borders of the Republic of Türkiye and must not have previously signed a housing contract with TOKİ. Their average monthly net household income must also not exceed 100,000 liras.
Applications from people who own a housing title deed will not be accepted. Those who have purchased or sold a property qualifying as an independent residence within the past five years, as well as those with active primary or reserve beneficiary status in a social housing or First Home, Land project, will also be unable to apply.
Rent increases will begin after 12 months
Rent will not be increased for 12 months from the date announced for the handover of the homes. After this period, rents will be increased in line with the consumer price index in the first January that follows.
Rent payments will begin on the 20th day of the month following the handover of the home. The allocation period will be limited to three years and cannot be extended.
Beneficiaries who purchase a home during the allocation period will be required to vacate the rental social housing unit. Applicants will be able to check whether their applications have been accepted through TOKİ's Housing / Workplace Application menu on e-Government.
